When considering a SHORT SALE...

Do's & Don't's
:
  • Be proactive. Get your house on the market as soon as you know there is a problem.  It only takes 3 missed mortgage payments for some lenders to start the Foreclosure process. 
  • Contact your lender and let them know what your plan is.
  • Find out who owns your loan…is it Freddie Mac or Fannie Mae?  Or is your loan Conventional?
  • Read your mail…..it is hard when you are constantly getting notifications through the mail, but often there is one that contains critical information that can change the entire process and your life!
  • Contact HUD and get a counselor  (Helpful Resources)
  • Prioritize your spending. Focus on Food, Health Insurance, Utilities - the basics.
  • Look for ways to generate cash (Garage Sale, Craigslist, etc. Whatever works for you!)
  • Do not get scammed by private “foreclosure prevention specialists”.  Go directly to HUD or CATHY!!
  • Do not make a bunch of improvements or repairs to your home - you won't get that money back!
  • Be sure to keep notes about conversations with the lender about modifications, deadlines, etc.
